Housing Market Update

 

The above graph shows the relationship of the average sales price versus the average list price of the properties in this market. It compares the cumulative year-to-date numbers up to the month of October from 2008 to 2012. The graph depicts a 51% difference between the average list price and final sales price so far in 2012. It also shows a decrease in the average list price from the high in 2010 of 3%, but there was an increase in the average sales price of 8% from October 2011 to October 2012 in Newport Beach, Newport Coast, Corona del Mar and Eastside Costa Mesa.

 

Housing Update

 

The above graph shows the relationship of the number of active listings versus the number of actual sold properties. It compares the cumulative year-to-date numbers in the month of October from 2008 to 2012. Comparing the numbers from October 2008 to now, we have seen an increase of 50% in the number of closed transactions and a decrease in the active number of listings by 53% from October 2008 in Newport Beach, Newport Coast, Corona del Mar and Eastside Costa Mesa.
