The above graph shows the relationship of the average sales price versus the average list price of the properties in this market. It compares the cumulative year-to-date numbers up to the month of February from 2008 to 2012. The graph depicts a 41% difference between the average list price and final sales price so far in 2012. It also shows a decrease in the average sales price from the 2008 to 2012 of 10%, but there was an increase in the average sales price of 25% from February 2011 compared to February 2012 in Newport Beach, Newport Coast, Corona del Mar and Eastside Costa Mesa.

It compares the cumulative year-to-date numbers in the month of February from 2008 to 2012. Comparing the numbers from February 2009 to now, we have seen an increase of 51% in the number of closed transactions and a decrease in the active number of listings by 39% from February 2009 in Newport Beach, Newport Coast, Corona del Mar and Eastside Costa Mesa.
