The above graph shows the relationship of the average sales price versus the average list price of the properties in this market. It compares the cumulative year-to-date numbers up to the month of June from 2007 to 2011. The graph depicts a 46% difference between the average list price and final sales price so far in 2011. It also shows a decrease in the average sales price from the highpoint in June of 2007 to June of 2011 of 17% in Newport Beach, Newport Coast, Corona del Mar and Eastside Costa Mesa.

The above graph shows the relationship of the number of active listings versus the number of actual sold properties. It compares the cumulative year-to-date numbers in the month of June from 2007 to 2011. Looking at the number of sales from 2009 to now, we have seen an increase of 38% in the number of closed transactions and an increase in the active number of listings by 8.6% in Newport Beach, Newport Coast, Corona del Mar and Eastside Costa Mesa.
