The above graph shows the relationship of the average sales price versus the average list price of the properties in this market. It compares the cumulative year-to-date numbers up to the month of August from 2007 to 2011. The graph depicts a 47% difference between the average list price and final sales price so far in 2011. It also shows a decrease in the average sales price from the highpoint in July of 2007 to June of 2011 of 21% in Newport Beach, Newport Coast, Corona del Mar and Eastside Costa Mesa.

It compares the cumulative year-to-date numbers in the month of August from 2007 to 2011. Comparing the numbers from August 2009 to now, we have seen an increase of 32% in the number of closed transactions and a decrease in the active number of listings by 12% in Newport Beach, Newport Coast, Corona del Mar and Eastside Costa Mesa.
