The above graph shows the relationship of the number of active listings versus the number of actual sold properties. It compares the cumulative year-to-date numbers in the month of April from 2007 to 2011. Looking at the number of sales from 2009 to now, we have seen an increase of 44% in the number of transactions and a decrease in the active number of listings by 25%.

The above graph shows the relationship of the average sales price versus the average list price of the properties in this market. It compares the cumulative year-to-date numbers up to the month of April from 2007 to 2011. The graph depicts a 23% difference between the average list price and final sales price so far in 2011. It also shows a decrease in the average sales price from the high-point (2008) to now (2011) of 30%.
