The Newport Beach bay front and oceanfront inventory of active listings are at near-record or record highs with over 60 bay front homes and over 30 oceanfront homes being currently available for sale.  These record numbers translate to close to two years of inventory based upon the sales activities of both over the last twelve months.  Concern over this increasing inventory and lack of sales, only seven of each, have sold thus far in 2011, could cause downward pressure on prices. – Steve High
