The above graph shows the relationship of the average sales price versus the average list price of the properties in this market. It compares the cumulative year-to-date numbers up to the month of October from 2007 to 2011. The graph depicts a 48% difference between the average list price and final sales price so far in 2011. It also shows a decrease in the average sales price from the highpoint in October of 2007 to October of 2011 of 23% in Newport Beach, Newport Coast, Corona del Mar and Eastside Costa Mesa.

 

 

 

 

The above graph shows the relationship of the number of active listings versus the number of actual sold properties. It compares the cumulative year-to-date numbers in the month of October from 2007 to 2011. Comparing the numbers from October 2008 to now, we have seen an increase of 37% in the number of closed transactions and a decrease in the active number of listings by 18% in Newport Beach, Newport Coast, Corona del Mar and Eastside Costa Mesa.
